I am going to talk about one of the most widely misunderstood topics in the seller world. I am going to go ahead with you and demystify this concept known as Value Range Pricing. This is when you see those homes that are listed at $600,000 or $700,000, and you might be wondering why these homes are listed at these ranges. It's my goal to have you understand why this is done and what their use is.
When you do use a value range you have to understand that it is part of the greater marketing and listing strategy to get that home sold. This is why it must be strategic. A lot of agents don't understand why they're using one, they just see that it's being done and they use it. You need to have a strategy behind your pricing because it is one of the most crucial aspects of marketing your home.
You're not going to use a value range for every market. For example, back in 2010 and 2011 when the market was down, these price ranges were not attractive to buyers because they were not sure of the value, and this made them question whether or not they were getting a good deal. I wasn't a huge advocate for these back then, but they have grown on me now.

Buyers are always asking me for ways to improve their offers. The easy answer is money –most sellers would agree that more money would make for a stronger offer. Aside from price, there are quite a few things we can strategically work into the offer that will not have any affect on you. This strategy could improve your position and may allow you to pay a lower price because there are terms that sellers actually appreciate.
No litter. This is when you are going after a property, which is often a hotly-contested property in an area with little inventory and the absorption rate is moving very quickly, and you negotiate a deal that includes home warranty, termite inspection etc. Asking a seller to pay for a $70 inspection on a high-dollar asset will not work in your favor. However, in some markets this could be appropriate – this makes it that much more si-highlight--primary to speak with your real estate agent.
Shorter inspection. By default, the California purchase agreement allows for a 17-day inspection period. The truth is that within 24-48 hours of making a deal, we can have the inspector at the property and receive the results within 24-48 hours after that. Wow! Sometimes we experience things that we just want to rave about immediately to our closest family and friends.
