Miraval By Davidson - Carmel Valley

Now selling Phase 1 of this new 41 home site community, Davidson is living up to it’s reputation.  I have to say I was pretty impressed with what they have done.  The homes range from 2,793 square feet to 3,283 square feet.  More si-highlight--primaryly, they are laid out very well, offering large living and entertainment spaces.  The backyards are also fairly large by Carmel Valley standards, especially when compared to nearby Torrey Del Mar.

I just got back from touring clients through the models and they loved it.  The unfortunate thing was that the three view homes that have been released were already sold.  The ones that are currently available are al against Carmel Valley Road, which is a fast street, though I do have to say that the sound was not nearly what I thought it would be.  The reason being that the homes along Carmel Valley Road are all dropped down significantly below street level.  Noise travels up so when you are in the property you do not hear much of the street.  It is there but not nearly as much as I would have thought.  The builder has also put up a tall block wall between the street and the lot line, which really helps.

Another nice thing about Miraval is that the homes have a very strong commitment to the outdoors.  The family room flows out naturally and it is not hard to imagine yourself entertaining there.

At under $900,000 for even the most expensive property, Miraval is really a great value.  The next view homes will not be available for move in until roughly December 2012 but could well be worth the wait.  There are currently not any homes in Carmel Valley that offer 5 bedrooms with a view and a nice size yard other  than those at Miraval.
